CAIRO. In a move that signals a massive leap for Egypt’s urban and economic landscape, the Egyptian government, in partnership with the Talaat Moustafa Group (TMG), has officially launched construction on "The Spine". This ambitious $27 billion (EGP 1.4 trillion) project is not just another residential development; it is being hailed as the Middle East’s first "cognitive city", designed to act as a high-tech economic engine east of Cairo.

A City Defined by Connectivity
The project's name, "The Spine", is a nod to its architectural philosophy. Stretching across 571 acres (2.4 million square meters) within the existing Madinaty development, the city is designed around a central, linear axis that mimics a nervous system.
Key Features of the Development:
Vertical Skyline: The city will feature 165 towers reaching heights of up to 130 metres, housing residential, administrative, and hospitality units.
Car-Free Living: In a first for the region, the surface level is designed to be pedestrian-first and car-free, utilizing a state-of-the-art urban tram system and underground logistics networks to move people and goods.
The "Cognitive" Edge: Utilizing AI and the Internet of Things (IoT), the city will feature a unified control room to manage energy, security, and mobility in real-time.
Green & Blue Infrastructure: Over 70% of the land is dedicated to green spaces, parks, and man-made lakes to regulate the microclimate.

Economic Impact: 1% of the National GDP
Prime Minister Mostafa Madbouly, speaking at the launch on April 18, 2026, described the project as "global by all standards". The economic projections for the development are staggering:

The development also includes a massive expansion of Egypt’s tourism capacity, adding over 3,500 hotel rooms and high-end medical facilities, including a partnership with the U.S.-based Houston Methodist Hospital, scheduled to open in 2027.
Located just 15 minutes from the New Administrative Capital and 20 minutes from Cairo International Airport, "The Spine" is positioned to become the new central nervous system for trade, tech, and tourism in North Africa.
